Over the years, I've seen buyers fall in love with homes that looked perfect on the surface, only to discover issues that weren't immediately visible. That's exactly why home inspections are such an important part of the buying process.

A home inspection isn't about finding reasons not to buy a home. It's about understanding the property's condition so you can make an informed decision.

If I were walking through a home today, here are a few things I'd pay close attention to.

Signs of Water Damage

Water is one of the biggest threats to a home's long-term condition. Stains on ceilings, warped flooring, musty odors, or discoloration around windows can all be clues that moisture has been a problem in the past, or may still be one.

The Age and Condition of the Roof

A roof can be one of the most expensive components of a home to replace. While you don't need to become a roofing expert, knowing the age of the roof and watching for visible wear can help you avoid unexpected expenses.

Foundation Concerns

Small cracks are common in many homes, but larger cracks, uneven floors, or doors that don't close properly may signal something more significant. These are the types of issues that deserve a closer look from a professional.

Electrical and Safety Issues

Older electrical systems aren't always unsafe, but they may not meet today's needs. Outdated panels, missing GFCI outlets, or exposed wiring are all items inspectors commonly review.

Drainage Around the Home

One of the most overlooked details is how water moves around a property. Improper drainage can lead to foundation problems, basement moisture, and costly repairs down the road.
